DTCP approved vs unapproved plots: what changes for you
Approval affects loans, building permission and resale. A plain explanation before you choose a plot.
A DTCP approved layout has been checked by the Directorate of Town and Country Planning for roads, open space and plot sizes. Each approved layout has an approval number you can ask to see.
Banks usually lend only on approved plots, and getting building permission is simpler. Unapproved plots may need regularisation later, which costs time and money.
On every plot listing we show the approval body and number exactly as granted. We never label an unapproved layout as approved, and we will tell you if a plot is not a good buy.
We are property agents, not lawyers. Our checks help you decide; a lawyer's opinion is still the safest step before you pay.
